An article in German referring to Barcelona's crisis and the role of AirBnB: https://www.riffreporter.de/de/international/airbnb-barcelona-wohnungskrise-gentrifizierung-tourismu... ... They argue that there is no recipe for a complex challenge.

I have updated the model. Still I'd suggest to impose a huge tax on non residential owners so they are on the contrary forced to rent to tourists and with the extra tax income that could finance housing projects for locals.
